Knowing what a property is worth is not an exact science.
You can take the straight-forward “cost per square foot” approach,
but that doesn’t account for some of the intangible qualities
that a house may possess, but which are difficult to precisely
quantify.
There’s also the less scientific approach of analyzing
the prices of houses that have sold in the neighborhood. The
issue with this approach is that no two houses are the same.

employ a hybrid approach. After considering comparable home
sales, current market conditions, recent area statistics, and
taking into account interest rates, timing and your motivation,
along with my knowledge of the market, as your REALTOR® I
can then triangulate the best asking price for your property.
